Earn €350 for every house you bring to MyStay
Prospecting, marketing and the sale are yours. The owner’s onboarding, the operation and the guests are ours. For every house you source, €350 once it generates €500 in commissions. And you walk in with an offer nobody else has: the owner who joins through you earns €150 as early as €150 in commission — an owner who signs up alone gets nothing.

Four steps to your first commission
There is one requirement before you start: certification. It is what makes sure the owner hears the same MyStay, whoever the conversation comes from.
1. Apply
A 30-second form. You immediately get an email with your application and the link to the profile questionnaire.
2. Take the questionnaire
Ten questions about your sales background, how you plan to prospect and where you work. The decision is automatic and shows on screen at the end.
3. Get certified in the Academy
On desklab, whenever suits you: how to prospect, the script for the owner conversation, the official figures, the objections and real cases. It is a certification, not a course with a timetable — go at your own pace and finish with your link, code and materials.
4. Source, sell and get paid
You close the owner, MyStay takes over onboarding and the operation. After roughly 35 days the house hits €150 in commission and the owner is paid their €150 — your promise kept, in front of them. When it reaches €500, your €350 lands.
The commercial side is yours. The operation is ours.
This is not a referral scheme where you send a name and wait. It is a commercial partnership: you build and run your own acquisition, and hand us owners who are already convinced.
The affiliate does
- Sourcing and prospecting owners
- Their own marketing, ads and content
- The MyStay pitch and the sales conversation
- Following the owner through to yes
MyStay does
- The owner’s onboarding, from contract to go-live
- Licensing, compliance and photography
- Operations: cleaning, maintenance and guests 24/7
- Pricing, distribution and direct bookings
- Owner payouts and reporting
That is why the training is not optional: to the owner, MyStay is whatever the affiliate says it is.
One house, two payments
Two different bars, and the owner’s comes first on purpose: they are paid before you are. That is what gives you something concrete to promise in the first conversation.
€150 per house
As soon as their house has generated €150 in MyStay commission — roughly €1,500 in bookings, typically 35 days of operation — they receive €150 by transfer to the account their MyStay payouts already use. An owner who reaches MyStay on their own does not get this: it exists only because they came through you, and it never comes out of your commission.
First month earning → €150 to the owner
€350 per house
When that same house reaches €500 in commissions — roughly €5,000 in bookings, around 120 days — €350 lands in your dashboard. It counts per house, with no monthly cap: an owner with three houses pays you three times.
House hits €500 → €350 in your dashboard
They are independent bonuses: theirs never comes out of yours, and neither is paid if the house does not produce. A house billing €2,000 a month generates €200 in commission a month — it reaches their bar in the first month and yours around the fourth. And neither bar has a deadline: the house keeps adding up until it gets there.
What could you earn?
There is only one variable: how many houses you can get earning. The amount per house is always the same, big house or small.
Per house
€350
Always the same amount, no tiers and no caps
Per month
€2,450
€350 × houses qualifying that month
First year
€29,400
Twelve months at the same pace
MyStay’s own sales team pace
Gross figures before tax, and your side only: €350 for every house that reaches €500 in MyStay commissions, once per house. The owner’s €150 is paid separately, by us, and is not counted here. The pace you set above is your assumption, not a promise: what each affiliate earns depends on the houses they source and how many of them reach the bar.
For people who can sell — or are willing to learn
What the top affiliates have in common is not a contact list: it is being able to carry the conversation through to yes. The rest is taught in the Academy.
Real estate agents and consultants
You already know how to close and you already have the portfolio. After the deed, the investor always asks who looks after the house — instead of losing the contact, close a second deal.
Salespeople from other sectors
You know how to prospect and how to close. What you lack is the product: we give you the training, the official figures and a 19-year-old operation behind you.
Accountants and firms
You see your clients’ numbers before anyone else and know exactly which properties earn less than they could. It is the easiest conversation on the market.
Building administrators
You know, unit by unit, which flats sit empty in the building. A single building can be worth several months of commissions.
Creators and marketers
You know how to build an audience and generate demand. Here the marketing is yours: build your funnel, source with your own content, and keep the whole commission on every house.
Architects, renovation and services
You are inside the house at the exact moment the owner decides what to do with it. Arrive with the answer ready and the Academy script in your head.
We give you everything except the effort
The sourcing is yours, and so are the hours. The tools, the certification and the credibility are ours.
MyStay certification
The Academy on desklab: how to prospect, the script for the owner conversation, the official figures, the objections and real cases. No timetable, no scheduled classes — do it whenever you like, and what you walk away with is the certification that opens the programme.
Affiliate dashboard
The same software the MyStay team uses: your owners, what stage each one is at, which houses are already live and how far each is from the bar. It is part of the €49/month subscription, which only starts once you are certified.
Materials and talk track
The presentation, the revenue simulator, the profitability study and sample direct-booking websites — all approved, all with figures you can defend.
Link, code and referral form
Anyone arriving through your link stays linked to you. And when the deal starts in a conversation, you register the owner in the dashboard and it is attributed just the same.
An offer that exists only through you
MyStay gives no welcome bonus to owners who sign up on the portal by themselves. Whoever comes in through you gets €150 for every house that reaches €150 in commission — about 35 days. It is the answer to the only question that matters in a first conversation: “why should I sign up through you?” It does not come out of your commission.
A book that compounds
No cap on houses or on earnings, and the amount per house is always €350. The tenth house of a month pays exactly like the first — there are no tiers to climb and no counters that reset.
No exclusivity, no employment tie, your own hours
You are an independent partner: work when you want and as much as you want, with no mandatory targets and no commitment contract. Commissions are paid against your own invoice or receipt.
Predictable payouts
The commission becomes earned the moment the house hits the bar and is paid in the next cycle. No minimum payout.
You are not recommending a promise
You are recommending a 19-year-old operation owners can verify before they sign.

The rules, with no small print

What a qualified house is
A property you sourced that signs a management contract with MyStay and goes live. Once it has accumulated €500 in commissions for MyStay (roughly €5,000 in bookings), the €350 bonus is earned. It counts per house: an owner with three houses produces three bonuses.
Who does what
Sourcing, marketing, content and the sales conversation belong to the affiliate. The owner’s onboarding, licensing, operations, guests and payouts belong to MyStay. MyStay does not supply leads and does not make the sale for you.
What it costs
Applying, taking the questionnaire and going through the Academy cost nothing. From certification onwards, desklab access — the Academy and the dashboard — costs €49 per month, VAT included, and can be paused at any time without losing your history. One qualified house pays for 7 months of subscription. And nobody earns anything for bringing in other affiliates — this programme pays for houses, not for sign-ups.
What the owner gets
An owner who joins MyStay through an affiliate gets €150 for each of their houses that reaches €150 in MyStay commission — roughly €1,500 in bookings. That is a lower bar than the affiliate’s (€500), deliberately: the owner is paid first. It is paid by transfer to the same account their ordinary payouts go to, in the cycle after those reservations are settled. It counts per house: three houses, three bonuses. It does not exist for owners who sign up on the portal by themselves, is not combinable with other campaigns, and is never deducted from your commission.
How a house is attributed
Through your link or code, or the referral form you fill in on the dashboard with the owner’s details. First registration wins: if two affiliates register the same owner, the commission belongs to whoever got there first. So register in the dashboard as soon as you have the first conversation — that is what protects you.
What does not count
Owners already under management or already in negotiation with MyStay, your own houses or those of close family, registrations made without the owner’s knowledge, and contacts obtained from bought lists or bulk email.
When it is paid
The bonus becomes earned the moment the house hits the bar, and is paid in the following payment cycle against your invoice or receipt. There is no minimum payout.
When it stops
The bonus is only due if the bar is reached while the house is under MyStay management: if the house leaves before that there is no bonus, and if it was already reached the bonus stands. Months where the house earns no commission — works, blocks, low season — cost you nothing, because the bar is cumulative and has no deadline. The counter belongs to the house, not to the owner: if the house changes hands and stays under MyStay management, it carries on from where it was.
Marketing and brand use
You may and should run your own marketing: ads, content, video, events. What you may not do is bid on “MyStay” or variants in paid search, create pages or profiles impersonating MyStay, or present revenue figures that do not come from the official materials. That is why the training comes before the link.
Certification
You only get a link and code once you are certified in the MyStay Academy. No timetable, no scheduled classes: do it whenever and at whatever pace you like. It is the programme’s only requirement, and it exists because to the owner MyStay is whatever the affiliate says it is — certification is what makes sure the promise made while selling is the one the operation delivers.
Your status
An affiliate is an independent partner with no employment tie, no schedule, no mandatory targets, no powers of representation and no authority to sign or negotiate terms on MyStay’s behalf. You work when and as much as you want. Accepting each property is always MyStay’s decision, and the management contract is always between MyStay and the owner.
What people ask before joining
Do I have to pay anything to be an affiliate?+
To apply, take the questionnaire and go through the Academy, no. Once certified, desklab access costs €49 per month, VAT included — the Academy and the dashboard where you follow your owners house by house. One qualified house pays for 7 months of subscription, and there are no caps: the tenth house of the year is worth the same €350 as the first. If you need to stop for a while, you pause it and lose nothing.
Do I need a company or registered self-employment?+
To get paid, yes: commissions are paid against an invoice or receipt. You can apply and get certified before registering — you only need it in place when the first payment goes out.
How long until I get paid?+
The €350 is earned once the house accumulates €500 in commissions, the equivalent of €5,000 in bookings: usually about 120 days after go-live, and much faster for an Algarve house in high season. It is paid in the following payment cycle. The owner is paid far earlier, at €150 — which works in your favour, because the first thing they see happen is the promise you made them.
Does the owner get anything for coming through me?+
They get €150 for every house that reaches €150 in MyStay commission — about 35 days of operation, so well before your €350. And they only get it for coming through you: an owner who finds MyStay themselves and signs up on the portal gets no bonus at all. That is why this is the strongest argument you have in a first conversation, and it never comes out of your commission.
Are the bars in bookings or in commission?+
In MyStay commission, both of them. On a house billing €2,000 in a month, MyStay charges €200 in commission. The owner’s bar is €150 accumulated (roughly €1,500 in bookings) and yours is €500 (roughly €5,000). Neither has a deadline: the house keeps adding up until it gets there.
What do I earn per house in total?+
€350, always — big house or small, Porto or the Algarve. What changes from house to house is not the amount, it is how fast it reaches the bar. At our own team’s pace — 7 houses a month — that is €2,450 a month, or €29,400 in a year.
Does MyStay give me leads or make the sale for me?+
No. Sourcing, marketing and the sales conversation are entirely yours — which is exactly why the commission is entirely yours. MyStay steps in at onboarding: contract, licensing, photography, go-live and everything after that.
Do I really have to get certified before starting?+
Yes, and it is the programme’s only requirement. There is no timetable and no scheduled classes: log into desklab whenever suits you and go at your own pace. Since it is the affiliate who talks to the owner, certification is what makes sure the figures and promises match what the operation will deliver. At the end you get the link, the code and the materials.
Are there hours or targets to hit?+
No. No schedule, no mandatory targets, no exclusivity. Work when you want and as much as you want — this is an independent commercial partnership, not a job. Someone sourcing one house a month still earns €350 on every one of them.
I have never sold anything. Should I still apply?+
You can, if you are willing to learn and to put in the hours. We do not reject anyone for lacking sales experience — that is what the Academy is for. We do reject for lack of time, inability to invoice, or exclusivity with a competitor.
Can I run paid ads?+
Yes, funded by you and with your own creatives. What you cannot do is bid on the “MyStay” brand in paid search or create pages impersonating MyStay — that competes with our own ads and confuses the owner.
Is there a cap on houses or earnings?+
No cap, per house or per month, and the amount per house does not change with volume. The €2,450 a month is what 7 houses earn — the pace our own sales team works at today.
Does the owner pay more for coming through me?+
No. The terms are identical: the single 10% + VAT plan. Your commission comes out of MyStay’s margin, never the owner’s pocket.
Can I work with other management companies?+
Yes, as long as you are not under an exclusivity agreement with a direct competitor. That is the only situation where an application is declined for this reason.
What if two affiliates talk to the same owner?+
Whoever registered first in the dashboard wins. So register the owner as soon as you have the first conversation, before they decide — it is the registration that protects you, not the conversation.
How do I track my work?+
The dashboard shows every owner you sourced, what stage they are at, which houses are already live and how far each is from the bar. It is the same software the MyStay team uses internally.
What happens if my application is declined?+
We tell you straight away and explain why. You can reapply after six months, or sooner if your situation changes — for example if you register for self-employment or start working in another area.
